Wichelstowe is a comprehensively planned, sustainable urban extension for Swindon.


The Proposed Development

The overall development has an outline planning permission (2005) for up to 4,500 homes, 830 of which are shortly due for completion in East Wichelstowe.

The proposed JV relates to the next phase of development at Wichelstowe, on Middle and West Wichel, covering c.250 hectares (c.73 hectares net residential) of land fully owned by Swindon BC.

The Council has recently submitting a number of planning applications to revise the existing outline permission securing considerable infrastructure and viability improvements to the remaining scheme and extending the life of the consent. The Council is seeking to renegotiate the current affordable housing requirement. The forecast date for the application to be considered by the Committee is February 2014.

Development to Date

The first phase (East Wichel – 830 homes) of Wichelstowe has been delivered by Taylor Wimpey, Barratt, David Wilson Homes, Persimmon, and Bloor Homes, and is due to sale complete over the next 2 years.

A new c.27,000 sq ft (net) Waitrose store is currently under construction and is due for practical completion and occupation in Easter 2014. The store forms part of the wider District Centre located in the centre of Wichelstowe, which in addition to retail development will contain community uses and potentially assisted living provision.

The Council has already delivered the next phases of strategic infrastructure (c. £40m) serving Middle and West Wichel providing vital infrastructure to these next phases of development.
